What makes a fit

A property you can own well.

The purchase price is one part of the picture. Existing leases, maintenance, management, and local rental requirements all belong in the conversation before you decide a property fits.

01

Property & geography

Single-family homes, duplexes, triplexes, or fourplexes—and the cities you want to own in.

02

Occupancy preferences

Occupied or vacant at purchase, your management approach, and your tolerance for turnover.

03

Work you can take on

Move-in ready, light improvements, or a larger project before renting.

04

Portfolio goals

Your budget per property, planned financing, target purchases per year, and ownership horizon.

For a potential match, we discuss the information available and what your evaluation still needs to cover.

  • Existing leases, deposits, rent collection, and expenses
  • Rental licensing, inspections, and any unresolved city items
  • Roof, mechanicals, utilities, and anticipated maintenance

Before we get acquainted

Let’s get into
the details.

Have something more specific in mind?
Ask Goran directly

Can I buy a duplex or fourplex rather than a larger apartment building?

Yes. Select rental homes / 2–4 units in the profile and describe the unit count and locations you prefer. Larger apartment buildings have their own category.

Can I consider both vacant and occupied rentals?

Yes. Explain how each would fit your plan and any limits around lease terms or transition timing. We discuss the known occupancy situation for a potential match.

What if I renovate before renting?

Include that strategy and your renovation budget or capacity. If your rental and flip criteria differ, create a separate buying profile for each.
